Landlords in MTD keep digital property records and send cumulative updates, then complete the annual return. Check your own share of qualifying income, any other trades and the correct lookback year. One jointly owned property does not automatically mean both owners have identical obligations.
This guide is about the landlord obligations themselves. If you already know you need managed help, the commercial service page is MTD for landlords.
Does MTD apply to your property income?
MTD for Income Tax can apply if you are on Self Assessment with property income (alone or with a trade) and your qualifying income (gross self-employment and property turnover before expenses) sits above the look-back threshold. The April 2026 wave used more than £50,000 on the 2024 to 2025 return; later waves use £30,000 (from April 2027) and £20,000 (from April 2028). Check GOV.UK or the MTD checker. Do not use profit after mortgage interest as the test.
For jointly owned property, only your share of the relevant property income counts toward that qualifying-income total. GOV.UK’s example style: a property generating £50,000 of income owned equally with one other person gives you £25,000 toward your threshold (before adding any self-employment turnover).
What landlords must keep digitally
GOV.UK expects digital records of UK property income (rent, certain premiums/inducements) and property expenses (repairs, maintenance, and other allowable categories your software supports). You still keep supporting documents such as agent statements and invoices.
Useful nuance: UK rental properties are generally treated as one UK property business. You do not create a separate MTD “set” for each flat in the UK. The software rolls them together (including your share of jointly let UK property). Foreign property has separate record rules; check GOV.UK if you have overseas lets.
Example entry: rent received £1,250 on 1 September 2026, categorised as property income; a boiler repair of £240 on 12 June 2026 as repairs and maintenance. The agent statement and invoice stay on file.
Quarterly updates for property
Every three months, software totals those digital records and sends category summaries. HMRC does not receive every individual receipt. Deadlines for many people in 2026 to 2027 include 7 August, 7 November, 7 February and 7 May (following tax year). Details: what quarterly updates include.
For jointly let property, GOV.UK lets you include income and expenses, or income only, in quarterly updates. If you omit expenses you must report them later by resending the fourth update before the tax return.
Landlord-specific traps
- Treating profit after mortgage interest as the MTD threshold test
- Counting a joint property’s full rent toward your threshold instead of your share
- Leaving agent statements in an email inbox until January
- Mixing personal and rental spending with no labels
- Assuming “I only have two buy-to-lets” means two separate UK MTD property businesses (usually it does not)
TaxSimba is an accountant-led MTD service, not DIY landlord software. For product and packages aimed at landlords, start at rental income / MTD for landlords. Rules and exemptions can change; confirm on GOV.UK for your situation.
Reconcile properties before combining the business
Illustrative preparation example.
One letting agent manages two UK flats and another manages a third. Reconcile each statement to the underlying rent, fees and ownership share before combining the relevant property-business totals. A payout from one agent is not the whole portfolio.
Check: Are all properties, ownership shares and agent deductions represented once?
| Check | Practical action |
|---|---|
| Is your qualifying-income total correct? | Use the relevant gross trading and property figures, including your share of joint income. |
| Do agent statements match the bank? | Bridge gross rent, fees and net payouts rather than treating the bank credit as the whole record. |
| Do you also have overseas property? | Identify it separately so the appropriate property business and reporting rules are checked. |
Does each UK flat need its own quarterly update?
UK properties are normally combined within one UK property business. Keep the underlying property records so totals and ownership shares can still be explained.
Do mortgage repayments reduce the MTD threshold?
No. The qualifying-income test uses gross income before expenses. Residential finance-cost relief is a separate year-end tax question.
