MTD for landlords / Accountant-led
Accountant-led support for individual landlords who need digital records, quarterly updates and annual filing. Choose the package around your property income and the work already done.
Compare the current price and included work before purchasing. Your tax bill is paid separately to HMRC.
Make the scope clear
| Period | The agreed MTD tax year and service start date. |
|---|---|
| Your part | Provide records on schedule, answer questions and approve required filings. |
| Accountant’s part | Carry out the records, update and annual work specified in your chosen package. |
| Confirm before paying | Software, bookkeeping responsibility, annual return and catch-up work. |
Company-owned property, overseas income, non-residence, earlier unfiled years, undeclared rent, property disposals and HMRC enquiries may require different work or a separate fee. Do not assume these are included.

Subject to HMRC’s rules and exemptions: over £50,000 in 2024/25 means an April 2026 start; over £30,000 in 2025/26 means April 2027; over £20,000 in 2026/27 means April 2028.
Self-employment and property income are considered together. Joint ownership and residence can change the assessment.
Use HMRC’s current eligibility guidance →Your 2025/26 annual return and 2026/27 MTD work are separate jobs. Ask whether both are included in your quote.

Keep supporting records and tell us what is missing. Never send an HMRC password to authorise an accountant.

Tell us the tax year, properties and other income. Check the package and any separate work before paying.
Provide your documents through the platform and complete the requested onboarding and authorisation steps.
Answer your accountant’s questions and approve the required filing. Keep the submission confirmation with your records.
Employment salary is not qualifying income for this test. HMRC generally looks at gross self-employment and property income combined. Check the relevant year, ownership share and exemption rules.
Quarterly updates are reporting steps. They do not, by themselves, introduce quarterly Income Tax payments. Your service subscription is also separate from your tax bill.
Tell us the start date, records available and updates already sent. Earlier-period work and responsibility for the next filing need to be agreed before you rely on a new service.
Check each owner separately using their qualifying income and circumstances. One person being in MTD does not automatically put every other owner in it.
