If you are already in MTD and start a new trade or property source, keep its start date and transactions identifiable. HMRC has specific rules for when digital records and updates become compulsory for that new source; they do not necessarily start immediately. Check the first-return timing before setting its reporting schedule.
Another UK rental property is usually different
HMRC treats UK properties as one UK property business. If you already report that business through MTD and start receiving rent from another UK property, the new property's income and expenses join the existing business records from the relevant start point.
That is different from starting your first property business alongside an existing sole trade. It is also different from beginning a genuinely separate trade. Tell your accountant what changed rather than creating a second reporting source automatically.
A genuinely new income source has specific timing
HMRC's current guidance says a new self-employment or property source normally begins compulsory digital records and quarterly updates after it has first been included in an annual return. The source must still be reported on the correct annual return before that quarterly obligation begins.
In HMRC's example, a new source starting on 1 July 2026 is first included in the 2026/27 return, due by 31 January 2028. Digital records and quarterly updates for that source then start from 6 April 2028. HMRC also allows a choice to start reporting it earlier through the appropriate account setting.
Keep ordinary records from the beginning
This timing rule does not make early income tax-free or remove normal record-keeping duties. Keep receipts, income records and the actual start date from the outset. Otherwise the first annual return will be difficult to prepare accurately.
Check the software and service scope
The new source needs to be added to the appropriate HMRC account and supported by the filing software. Ask your accountant which start date and reporting option apply before expecting it to appear in an existing dashboard.
Tell TaxSimba before adding a new activity or property business. The accountant can distinguish the reporting obligation from the work needed to maintain your records and confirm any change to the agreed service.
Start a new-source file without assuming an immediate update
Illustrative preparation example.
Record the new source’s actual start date and keep its transactions identifiable. If you are already in MTD, check HMRC’s rules for when digital-record and quarterly duties start for that new source. An existing subscription alone does not answer that timing question.
Check: When is the new source first included in a return, and when do its MTD record duties start?
| Check | Practical action |
|---|---|
| New source or expansion of an existing business? | Describe the activity and ownership before creating another reporting stream. |
| What start timing does HMRC require? | Check the new-source rules and any permitted earlier reporting choice. |
| Are ordinary records already being kept? | Capture receipts and costs from the start even before quarterly reporting becomes compulsory. |
Does a new UK flat always need a new property-business update?
No. It generally joins an existing UK property business. Check any different ownership or overseas facts.
Is new-source income tax-free before its first quarterly update?
No. It still belongs on the correct annual return. Quarterly reporting timing does not remove the underlying tax duties.
